The Avenue Complex located along Glicerio Pison Avenue, Mandurriao (beside Ayala Technohub) is now fully occupied with the entry of new restaurants and bars. Completed in 2009, owners have taken keen attention to maintain a good (mid to high class) tenant mix in the Avenue, which was planned to be the premiere dining and entertainment center in the Smallville area. Recently opened shops include Mr. Crab and Co. (Seafood Restaurant), Terra (Mediterranean), E-Games (Internet-based Casino), Bourbon Street (Southwest American), and The Venue (Function Rooms).

Current tenants also include Coffee Break, Nothing but Desserts, Bauhinia (Filipino Fusion), Mojave (Southwest American), Amalfi (Italian), and Aura (Club). The Avenue has already attracted a steady following since its inception. No doubt, the complex will be even livelier when full operations of the Ayala Technohub and its locators begin.

People’s Condo by INJAP Land Under Construction

The People’s Condominium is a residential condominium project by, real estate newcomer, INJAP Land. The construction of the six storey building is already in full swing with planned turn over date on November 11, 2011 (11/11/11). Not only is it one of the pioneer developments of INJAP Land, it is also the first vertical condominium venture in Iloilo City.

The People’s Condominium is located in KAPIDECO Estate, a prime mixed-use real estate complex in Brgy. San Rafael, Mandurriao, Iloilo City. This part of the city, from Treñas (Iloilo River) Boulevard extending all the way to the Old Airport Lot, is expected to be Iloilo’s future growth area. Tenants of the People’s Condominium will enjoy living in close proximity to most of the new and future developments in Iloilo City. Aside of course from all the existing establishments in the area like Ateneo de Iloilo, SM City Iloilo, Plazuela de Iloilo, and Smallville among others.

Iloilo November 2009 Updates Part 1 of 3- Commercial Developments in Mandurriao

With Iloilo City’s political climate sizzling, it seems developments are also sprouting in all corners of the city. 2010 is a year to watch for in Iloilo City not only because of the elections / change of leadership but also because it’s the year that the Iloilo Flood Control Project and Coal-fired Power Plant in La Paz are expected to be completed, solving two of Iloilo City’s major problems: Flooding and (insufficient, unreliable, expensive) Power. The first part of this month’s development update will feature projects and constructions along Diversion Road (Benigno Aquino Avenue), in Mandurriao District.

Smallville 21

An 8-storey hotel is in the works in Smallville Complex – Smallville 21, another development by the owner/s of Century 21,Â Highway 21 hotels and Club 21 Restobar. Smallville 21 is located in front of The Avenue Complex, beside Pirates Bar.

Investment Opportunities in Iloilo and Guimaras Report

During the Iloilo – Guimaras Investment Forum held on September 4, 2009, at the Hotel Intercontinental Manila, a lot of discussions were bared geared towards marketing the potential of Metro Iloilo – Guimaras as an attractive investment center specifically in areas of information and communication technology, tourism, and agribusiness.

One of the most exciting parts of the forum was a list of proposed major investments in Iloilo outlined in the “Tourism Investment Opportunities in Iloilo and Guimaras” report presented by Ms. Narzalina Lim, President ofÂ Asia Pacific Projects, Inc. Here are some of the investments mentioned in the report:

Kapideco Estate

Kapideco (Kauturan Pison Development Corp.) estate is a master planned mixed-use development currently being developed in the large area that was once salt beds and fish ponds in Brgy. Tabucan and San Rafael in Mandurriao. It is very accessible to Diversion Road and is located in between big commercial developments – Smallville Complex and SM City Iloilo. The whole area from Kapideco to the Old Airport Strip (Megaworld Site) is envisioned to be Iloilo City’s next Central Business District. KAPIDECO is also the home of Ateneo de Iloilo’s new campus, which is already near completion.

Project Details: The proposed main campus of Ateneo de Iloilo – Santa Maria Catholic School sits in a 7.5-hectare campus in Brgy. San Rafael, Mandurriao. The facility, valued at P200M, is currently under works and will be partly operational in 2009.

Two of the seven hectares was donated by Kauturan Pison Development Foundation (Kapideco) while the five will be purchased by Ateneo de Iloilo. The Pisons also donated a half-hectare lot for the construction of the Santa Maria Parish.
